Rosemeadow Roofers: Tile Roofs and Gutters

Rosemeadow is one of the southern estates, laid out in the 1980s on the slopes between Ambarvale and the Appin Road. Open space threads through it — Oswald Reserve off Oswald Crescent is one of several reserves that break the street grid up — and the suburb is almost uniformly single-storey brick with a concrete tile roof.

Restoration country

A Rosemeadow roof at this age usually has sound tiles sitting on failed detail work. That is the best possible diagnosis, because it means the fix is a roof restoration rather than a re-roof:

1. Walk and sound the tiles, replace the cracked and slipped ones.
2. High-pressure clean off the moss, lichen and oxidised surface.
3. Lift and re-bed the ridge and hip caps on a true line.
4. Re-point in a flexible compound that can move with Macarthur heat instead of cracking under it.
5. Prime and coat the tile surface so it sheds water again.

The one thing that disqualifies a roof from that process is brittleness. If tiles crack when the roof is walked properly, cleaning and coating will only create new damage, and we will say so rather than take the job.

Gutters, valleys and the slope

The ground falls away through parts of Rosemeadow, which means runoff arrives fast and concentrated. A gutter that has lost its fall, or a valley holding a dam of gum leaves, shows up immediately in that kind of rain.

Valleys matter more than people realise here: two roof planes dump their combined water into one metal trough, and the galvanised valleys from this era rust from the bottom of the trough upward. A failed valley leaks into the middle of a room, not the edge.
