Kearns Roof Repairs, the Lookout Suburb

The name Kearns is explained locally as the people of the look-out place, and the suburb earns it — it sits up on the western side of the Campbelltown valley with long views back across it. Elevation is pleasant to live with and hard on a roof.

Wind is the local factor

An exposed roof on high ground works harder than a sheltered one. What we see in Kearns more often than in the valley streets:

• Lifted and slipped ridge caps, especially where the bedding mortar had already softened.
• Barge capping peeled back along a gable end.
• Whole tiles off a windward edge, which leaves a gap that only announces itself in the next rain.
• Flashings lifted at wall abutments and penetrations.

If you have found a tile or a length of capping in the yard, assume there is an opening up there and get it looked at before the weather turns. That is roof repairs work and it is usually quick.

The underlying age issue

Kearns is a compact 1980s estate, so the roofs share an age and an ailment. Rigid cement pointing on the ridges has been through four decades of inland temperature swing and is crumbling. Bedding mortar beneath the caps has gone soft. Galvanised valley irons are corroding from the trough base upward. Tile surfaces on the exposed planes have worn back.

Where the tiles themselves still ring solid, that is a roof restoration — clean, re-bed, re-point in a flexible compound, renew the valleys, then prime and coat. Where they have gone brittle, it is a conversation about replacement instead, and we will tell you plainly which one your roof is.
